The Bathroom Renovation Sequence: Getting the Order Right Prevents Expensive Mistakes

The Project Where Sequence Is as Important as the Work Itself

Bathroom renovation work must be performed in a specific sequence to avoid completing work that subsequent steps damage, expose, or require accessing again. A tile floor installed before the toilet is set means the toilet must be reset to tile around it. A vanity installed before the floor tile means the tile must be cut around the vanity base. A painted ceiling before the ceiling light fixture is changed means the new fixture may not seal cleanly to the painted ceiling without patching.

The cost of doing work out of sequence is rework — removing or damaging completed work to access what should have been addressed earlier. Understanding the correct sequence before work begins allows each stage to proceed without interfering with subsequent stages.

Demolition and Discovery: The First Stage

Demolition — removing existing tile, fixtures, vanity, and any other elements being replaced — comes first and creates access for the rough-in work that follows. The discovery phase happens during demolition: what’s behind the existing tile, what the substrate condition is, whether any pipe or structural issues require attention before new work begins.

This discovery phase is where renovation scope typically expands — a tile removal that reveals rotted substrate behind the shower, plumbing that needs updating before it’s covered by new tile, or a structural issue that was invisible behind the existing finishes. Budgeting for discovery contingency (10–20% of the project cost) is the realistic approach to this stage.

Rough-In Work: Everything Behind the Walls First

All plumbing rough-in changes (moving drain locations, extending supply lines, adding a second sink supply), electrical rough-in (adding circuits, moving outlets, adding exhaust fan wiring), and HVAC rough-in (extending heating to an unheated bathroom, adding ventilation) must be completed before any wall or floor surface is closed in. This is the stage where inspections are scheduled and completed — the inspector must see the rough-in before it’s covered.

Rushing past rough-in to get to the visible work is the single most consequential sequencing mistake in bathroom renovation. Rough-in work done incorrectly and covered by tile is discovered when it fails — typically through a leak that requires removing the tile to access the plumbing behind it.

Substrate and Waterproofing: The Critical Middle Stage

After rough-in inspections are completed and approved, the substrate for tile work is installed: cement board on floors and wet walls, waterproofing membrane applied to all surfaces that will receive tile in the shower and tub area. This is the stage that determines whether the installation will last or fail — a comprehensive waterproofing system properly installed protects the building structure; an inadequate one eventually allows water infiltration that damages everything behind it.

The waterproofing stage is where the most expensive shortcuts are taken, because the materials and labor at this stage are invisible in the finished result. An uninformed client can’t see the difference between a properly waterproofed shower and an inadequately waterproofed one — and the consequences of inadequacy don’t appear until moisture damage surfaces months or years later.

Finish Work: The Correct Order

Within the finish stages, the correct sequence is: tile floor first (the floor establishes the height reference for everything else), then wall tile and shower tile, then ceiling painting, then fixtures (toilet, vanity, faucets, shower hardware), then trim, then accessories (towel bars, toilet paper holder, mirror). Each stage respects the work done in the previous stage rather than creating obstacles for it.

Paint is applied to walls and ceiling after tile is set but before fixtures are installed — painter’s masking tape on fresh tile is cleaner than cutting paint around installed fixture edges. Fixtures go in after paint is dry to prevent fresh paint from being marred by fixture installation tools. Trim goes last to cover the expansion gaps and raw edges that the finish layers create at their boundaries.
